This project involved the complete transformation of the loft space situated above the main residence's large garage on a multi-building lakefront estate. The original layout was a simple bunkhouse, lacking a kitchen.
Beginning with a full gut-rehab, the collaborative team—consisting of the lead interior designer, general contractor, and client—started the redesign from scratch. A key enhancement was the addition of a large panoramic window, which became the new focal point, offering stunning lake views.
My role included creating on-site measurements after the space was stripped to the studs, then modeling the entire space in SketchUp and generating DWG files for the contractor. I worked closely with the lead designer and contractor to develop three distinct layouts. These designs incorporated a new kitchen, a larger bathroom, and a vanity area, carefully considering the possibilities and limitations imposed by the existing plumbing and HVAC systems.
Overcoming significant spatial constraints and existing window placements, the contractor and I collaborated to modify the space, specifically by removing a window, which allowed for the client's desired vanity configuration. I then managed the cabinetry design process, working closely with the custom cabinet maker through multiple iterations to develop a practical and appealing layout that successfully accommodated the selected appliances and met the client's requirements.
I also oversaw further structural changes in collaboration with the contractor and client. A mid-process design change required reconfiguring the model to seamlessly integrate a wall-length cornice into the panoramic window wall, which necessitated rearranging the kitchen cabinetry and furniture layout. Furthermore, the entry door placement had to be adjusted due to the client's change in door type selection.
After client approval of the layout, I collaborated with the lead designer on the selection of furniture, lighting, and finishes. I prepared and presented cut-sheet presentations to the client. Once the selections were narrowed, I integrated these materials and objects directly into the existing SketchUp 3D model of the space, often having to model furniture from scratch using vendor photos and dimensions.
With the furniture and fixtures in place, the lead designer requested variations in upholstery, fabric, and finishes. I incorporated these options, which were then exported as 3D material drawings for client review of the overall color scheme and element arrangement. Subsequently, I worked with the client and lead designer, utilizing the model to explore new options and ensure an appropriate flow for the space.
